Whitehaven Secondary Dwelling

The owner of this 1960 bungalow contracted us to design and build a Secondary Dwelling Unit in their basement with a goal to create an income stream and increase the value of their property. They achieved their goals. Soon after completion, the unit was leased long term for $1750/month + utilities.

Project cost was ~ $150K taxes in. This unit has dedicated Hydro and Hot water and is self-contained with all safety systems in place. The heat is supplied by a high velocity unit connected to the on-demand hot water heater and is very efficient. We discovered that the underground drains were leaking and degraded, so they had to be replaced with all new ABS including a backflow check valve (prevents sewer backups) required in all new rebuilds of this scope as per Ontario Building Code. All windows were enlarged and two were added to comply with requirements for glazing to floor space ratio. Part of the overall cost included a new 2-ton A/C unit. The HVAC, electrical and plumbing were all replaced. All changes were professionally engineered and passed inspections; we secured an occupancy permit approximately 3 months after the building permit was issued.
